Determining Rental Value

Preparing Your Property

To achieve the highest possible rent for your asset, our expert property manager will conduct a walk-through of your home after each tenancy to determine what up-keep/maintenance should be done.

Tenant Screening

Vacancies are expensive for us, as well as for our clients. To ensure the highest quality tenant for your property, we carefully screen for credit, employment, rental history, income and other criteria.

Move-in & Move-out Paperwork

We begin a positive partnership with tenants with a Property Condition Report at move-in, which establishes a legal agreement on the condition of the property. Once it’s time to move out, we conduct a thorough inspection of your home to assess any damage the tenant may be responsible for, arrange for repairs and maintenance, and ensure all deposit accounting is completed per the Landlord/Tenant Act. In the unlikely event the deposit accounting is disputed by the tenant, we handle all those communications, too.

Security Deposits

For maximum protection, we collect a security deposit upon the signing of the lease. Applicants with approved pets are required to pay an additional, refundable deposit. All collected funds are maintained in a trust checking account per state real estate regulations, until they’re refunded to the tenant within 21 days of move-out.

Rent Collection

Rent is due on the first day of the month, and considered late (and penalized) if received after the 5th. We send late notices on the 6th, and, if the tenant still does not make immediate arrangements for rent payment, we then begin the (thankfully rare) process of removal.

Maintenance 
Responsibilities

No more inconvenient phone calls from tenants. North Pacific Properties will handle all communication regarding your home—whether it’s a standard maintenance request or a burst hot water tank on New Year’s Eve. We will also happily work with the homeowner’s association or insurance company (in the case of storm damage, for example) to resolve any issues quickly and efficiently.

Bi-Annual Property Inspections

To ensure the integrity of your property, North Pacific Properties will perform a six-month walk-through inspection, in addition to the traditional move-in/move-out inspections other companies do. This is not just for your peace of mind, but also to anticipate and identify any issues that may need attention to head off future expenses.
